  • Yes, and you’re encouraged to! All owners are welcome. The board usually meets about every two months. The date, time and location of the next meeting are always posted on our home page.

  • You don’t have to attend to take part. If you see something that needs to be fixed or is a safety concern, let us know at board@belmerehoa.com or through Report an Issue on our website. You can also send questions or ideas to the board, or volunteer your time or skills. Tell us what you’re good at and we’ll find a way to put it to use.

  • Interesting in volunteering to serve our community? Email us at board@belmerehoa.com

  • Covenants are the permanent restrictions recorded against every home in Belmere. They’re in our Declaration, and everyone who buys here agrees to them.

Rules/Standards are the more detailed, day-to-day guidelines the board adopts to carry out the covenants. The board can update rules & standards.

Covenants can only be changed by the owners.

  • The board handles day-to-day business: the budget, vendors, enforcing the rules, and updating rules and architectural standards. Changes to the covenants themselves (the Declaration) need approval from the owners.

  • At least 75% of all lot owners must sign the amendment, and it must be recorded with Orange County. Because it counts all owners, not just those who show up, every response matters.

  • Yes, up to 15% a year. Anything above 15% needs a vote of two-thirds of members voting at a meeting called for that purpose. Owners get at least 30 days’ written notice.

  • New capital improvements that aren’t covered by reserves need two-thirds approval of members voting at a meeting.
